The exact services provided will depend on the project quotation, scope of work, drawings, specifications, and written agreement between the client and the company.

2. Website Information

We make reasonable efforts to ensure that the information displayed on this website is accurate and up to date.

However:

  • Project results may vary depending on the property and site conditions.
  • Website information does not constitute a final quotation or construction contract.

3. Quotations

Any quotation provided by Myland Global Marketing is based on the information available at the time of preparation.

A quotation may include:

  • Labour

  • Transportation
  • Site preparation
  • Other agreed project costs

Unless specifically stated, a quotation does not automatically include additional work, government or authority fees, specialist professional fees, unforeseen structural problems, or changes requested by the client.

The quotation validity period will be stated in the quotation where applicable.

4. Scope of Work

The agreed scope of work should be clearly stated in the quotation, work order, drawings, specifications, or renovation contract.

Only work included in the agreed scope will be considered part of the original contract price.

For renovation projects, written documentation is important because it helps both the client and contractor understand their responsibilities and reduces uncertainty. CIDB provides standard contract terms specifically for renovation and small projects.

5. Payment Terms

Payment arrangements will be stated in the quotation or project agreement.

Depending on the project, payments may be scheduled according to:

  • Deposit or initial payment
  • Project milestones
  • Materials or installation stages
  • Progress claims
  • Final payment

The client agrees to make payments according to the agreed payment schedule.

Late payments may affect the project schedule and may result in suspension of work until outstanding amounts are resolved.

6. Changes and Additional Work

Any change to the agreed scope of work may affect the project cost and completion date.

Additional or changed work should be approved in writing before the work is carried out.

This may include:

  • Additional construction work
  • Changes to materials
  • Additional electrical points
  • Additional plumbing work
  • Changes to flooring or tiles
  • Changes to kitchen or bathroom specifications
  • Additional painting or finishing
  • Client-requested design changes

A written Variation Order or other written approval may be used to record agreed changes.

CIDB guidance also recommends documenting variations in writing to reduce misunderstandings and disputes.

7. Project Schedule

We will make reasonable efforts to complete the project within the agreed timeframe.

However, the completion date may be affected by circumstances including:

  • Client-requested changes
  • Delayed approvals
  • Material availability
  • Site access problems
  • Unforeseen site conditions
  • Authority requirements
  • Weather conditions
  • Delays caused by third parties
  • Events beyond our reasonable control

Where appropriate, the project schedule may be adjusted to reflect such circumstances.

8. Site Access

The client is responsible for providing reasonable access to the property during agreed working hours.

The client should ensure that:

  • The work area is reasonably accessible.
  • Personal valuables are removed or protected.
  • Necessary information about the property is provided.
  • Building management or relevant parties are informed where required.

Where access is unavailable or significantly restricted, project completion may be delayed.

9. Existing Property and Unforeseen Conditions

Renovation work may reveal conditions that could not reasonably be identified before work begins.

Examples may include:

  • Hidden water leaks
  • Concealed electrical wiring
  • Damaged pipes
  • Structural problems
  • Termite damage
  • Existing defects
  • Uneven surfaces
  • Hidden deterioration

If additional work is required, we will discuss the issue with the client and, where appropriate, provide a revised quotation or variation before proceeding.

10. Materials and Finishes

Materials will generally be supplied according to the agreed quotation or specifications.

Where a particular product, colour, model or material becomes unavailable, an alternative may be proposed for client approval.

Natural materials and manufactured products may have variations in colour, texture, pattern, size or appearance.

11. Workmanship and Defects

We aim to provide work that meets the agreed specifications and reasonable industry standards.

If the client identifies a workmanship issue covered by the agreed project terms, the client should notify us within the applicable defect or warranty period stated in the project agreement.

Defects caused by misuse, accidental damage, unauthorized modifications, normal wear and tear, or work performed by third parties may not be covered.

12. Electrical and Plumbing Work

Electrical and plumbing work will be carried out according to the agreed scope and applicable requirements.

Where specialist certification, inspection, approval, or licensed professional involvement is legally required, the applicable requirements will apply.

The client should not modify completed electrical, plumbing, structural, or other building works without appropriate professional advice.

13. Structural Work

Structural work may require appropriate drawings, professional assessment, approvals, permits, or qualified personnel depending on the project.

Structural works will be subject to the requirements applicable to the property and project.

The client is responsible for providing accurate information about existing plans and known structural conditions.

14. Permits and Approvals

Where permits, approvals, management permissions, or authority requirements are necessary, responsibility for obtaining them should be clearly stated in the quotation or project contract.

The project may be delayed if required approvals are not obtained on time.

15. Cancellation or Termination

Either party may have rights to terminate the project according to the terms stated in the signed quotation or renovation contract.

Termination may involve matters such as:

  • Non-payment
  • Material breach of contract
  • Failure to provide site access
  • Significant unauthorized changes
  • Prolonged suspension of work
  • Other circumstances specified in the contract

Any outstanding payment for completed work, approved materials, or other agreed costs may remain payable.

16. Project Images and Portfolio

With the client’s permission, we may use photographs of completed renovation work for our portfolio, website, social media, or marketing materials.

We will take reasonable steps to avoid publishing personal information or identifiable private details without appropriate permission.

Clients may contact us if they have concerns about the use of project images.

Unless otherwise stated, website content including:

  • Company branding
  • Logos
  • Text
  • Graphics
  • Photographs
  • Design elements
  • Website layout

belongs to or is used by Myland Global Marketing Sdn. Bhd. with appropriate rights.

These Terms & Conditions shall be interpreted in accordance with the applicable laws of Malaysia.

Nothing in these Terms & Conditions prevents either party from exercising rights available under applicable Malaysian law.

Myland Global Marketing Sdn. Bhd. may update these Terms & Conditions from time to time.

Updated terms will be published on this website with a revised “Last Updated” date.
